Real Estate
What you as a bidder should be doing prior to the auction.
- Inspect the Property – We will have appointed dates and times to inspect the inside of the property. When viewing land please wear the appropriate clothing for the type property you are viewing. (Don’t come to look at duck hunting land in flip flops and shorts) Remember all property we sell is selling in “as-is” condition so you should do due diligence or do your homework, legwork etc. on your own behalf. (Bring your home inspector, inspect the area etc.)
- Financing – You should be talking to your bank or lending agency about financing if needed. We will be selling the property with “no contingencies” such as financing or the ability to obtain financing.
- Register to bid – Arrive at least 30 minutes before the auction begins so you can get registered to bid. In order to bid you must simply fill out a bidder’s card.

Online bidders – Must register online and be preapproved 24 hours before auction begins in order to bid on property. You must also submit a proof of funds form or a letter of guarantee from your bank.
There may be several options of how the auction is conducted. The auction may be a live on-site auction, an internet only auction or a live on-site auction with simultaneous internet bidding taking place. Each auction is different, and this option will be posted - Inspect the documents – Look over the documents and terms of auction that are either posted on the internet or given to you the day of auction. If there have been any changes to the terms of the sale, we will announce it the day of auction. We will not have any fine print on any of our information given to you, but if you have any questions feel free to ask one of our personnel. Terms of auction will give you a guideline of how the auction will be conducted.
- Bring your Checkbook – If you are the successful bidder you will be required, on auction day, to sign a sales contract and make a deposit on the property you are purchasing. Unless otherwise noted a personal or business check is fine. The posted buyer’s premium or buyers fee will be added to the purchase price to determine the total purchase price.
- Understand the Auction Process – We at Pioneer Auction & Realty LLC want you to come and have a fun and enjoyable experience. We will go over the auction material, explain the auction process, and answer any questions you might have. You don’t have to be an “Auction Pro” to participate and buy at our auctions. We understand that many people have never been to an auction and might feel intimidated. But don’t! Yes, we will be selling the property at a fast pace, but not so fast you will not understand what is going on.
- Benefits of Buying at Auction – You as a bidder get many benefits from buying at auction.
- 1. You will have the ability to name your own price for the property.
- 2. You will receive a clear, insurable title to the property, You will be buying the property free from any leins or back taxes.
- 3. You will leave the auction confident that you have made excellent purchase.
- 4. If we are offering land in tracts, you will have the opportunity to buy as many tracts as you want or buy it all.

Personal Property
- Inspection – We will have appointed inspection dates posted to help you plan when to attend. As with Real Estate, all personal property will be selling in “as-is” condition. We will make every effort to post the correct description of the item(s) to be sold. But we cannot guarantee its accuracy.

Unless otherwise noted a personal or business check is fine. Sales tax and a buyer’s premium will be added to the total purchase price of your items that you purchase
- Removal of items – We will have posted on the internet or on the brochure the removal dates and times. If it is a household type auction the removal time might be that day only. So check and make sure of when the property must be removed by. You might need to bring your truck and trailer with you.
- Shipping – If you are an online bidder and want your items shipped to you there will be a nominal fee charged plus shipping costs.
